Capital was appointed to deliver a full fire door inspection and repair programme across London University.

With more than five hundred doors, the university needed a trusted partner to assess compliance, carry out essential remedial work and establish a routine plan for ongoing maintenance. The aim was to raise safety standards across the estate and ensure full alignment with current UK fire regulations.

The challenge

The university's estate includes a wide mix of buildings, each with high levels of daily footfall.

Many doors were aging, damaged or lacked clear certification. With teaching, research and administration continuing throughout the year, the works had to be managed with minimal disruption to university life. 

Our approach

We began by inspecting all fire doors on site. Each door was checked for structural condition, certification labels, gaps, seals and overall functionality.

Where defects or compliance issues were found, we carried out targeted repairs to bring the doors up to the FD30s standard, including fitting new intumescent strips, upgrading hardware and correcting installation faults. All work was carried out in accordance with BM TRADA Q-Mark procedures. On completion of the remedial work, we introduced a six-monthly maintenance plan. This ensures that every door is re-checked at regular intervals, keeping the estate compliant and preventing small issues from becoming serious safety risks.

The outcome

The university now benefits from a compliant, well-documented fire door system across its entire estate.

The repair programme has significantly improved fire safety while avoiding the cost and disruption of full door replacements. The new maintenance schedule provides ongoing protection and peace of mind, supporting the university in its legal duties and helping to maintain a safe environment for students, staff and visitors.
