How often do fire doors need to be inspected?
The recommendation is that most fire doors need inspecting every 6 months, communal fire doors in high-rise buildings need to be inspected every 3 months.
There are several pieces of regulation surrounding fire door inspections. The Regulatory Reform Order (2005), is the UK’s main regulation regarding fire door inspections, and passes responsibility on to an organisation's ‘accountable person’. If any incidents occur, this person can be liable to criminal prosecution.

Can anyone inspect a fire door?
Building managers or caretakers can carry out simple weekly or monthly observations, checking that doors close fully and are free of damage.
However, an inspection in the legal sense means a systematic assessment of the leaf, frame, hardware, seals, gaps, and certification markings.
UK law defines the inspector as a competent person who is demonstrably up-to-date with current standards (BS 8214, BS 9999) and third-party certified.

Under the Regulatory Reform (Fire Safety) Order 2005, all buildings that aren't individual private homes must have their fire doors inspected regularly. Failure to inspect and maintain fire doors can result in serious legal consequences.
Inspections should be carried out by a "competent person," as defined by the Regulatory Reform (Fire Safety) Order 2005. This individual should have the necessary training, experience, and knowledge to assess the condition and compliance of fire doors.

In premises that aren't individual homes fire doors must be inspected by a 'responsible person'. This could include a certified fire door inspector with a qualification from a recognised certifier such as BM TRADA.
Different buildings require checks at different intervals. Generally, multi-occupancy buildings should have their door checked at least annually; however, in high-traffic areas or buildings with critical functions such as hospitals, inspections may need to be more regular.
After a fire door inspection, you will receive a report outlining any issues found, recommendations for repairs, and confirmation that the doors are compliant with fire safety regulations.
